THE ELEVATE PR TEAM’S PROPERTIES OF THE YEAR: 2020

There’s no getting away from the now overused phrase: “it’s been an unprecedented year” and the property world has been no different. After all, what’s happening in the property market often directly indicates the health of the economy at a macro level, but also the everyday hopes and aspirations of those of us dreaming of a chic city pad close to coveted boutiques or a country home with breath-taking views from the kitchen window.   As a specialist property and interiors PR agency we get to pore over some of the finest properties in the UK and across a global stage, so it seems fitting that as we wrap up 2020, we reminisce on some of our favourite properties we have had the fortune to share with the media.

First up, and nominated by our Senior Account Executive, Freya Martyniak is this historic and unique house in Cheniston Gardens in South Kensington, represented by our client Harrods Estates for £9,995,000. When we worked on this story in February – close to St Valentine’s Day, it was a delight to discover that the property was once used as a registry office where many happy couples were wedded in this memorable period property. Freya says: “It’s no wonder that this property was used as a wedding venue as it provides the perfect backdrop both internally and externally for stunning wedding photos due to its Grade II listed Queen Anne style façade and stained-glass windows, which was built in the mid 1880s”. The property has enjoyed for a variety of uses over the past century, including a home up to before the Second World War, and then an Air Raid Precaution store and depot during the war.

At the other end of the country, the Elevate PR’s Carter Jonas team’s imagination was truly sparked by what is thought to be the smallest detached house in the UK! Sunset Lodge at Grimston Park in Tadcaster, York, caused quite the media stir – going viral and hitting the headlines across multiple national media outlets. Country Life, The Daily Mail, The Daily Express, Yahoo News, AOL News, House Beautiful, Yorkshire Post and many more covered this little beauty.  Polly Martin, Communications Director recalls: “As soon as we set eyes upon this property, we saw the story potential – a recently renovated and converted lodge guarding the gates of Grimston Park – a Grade II Listed Georgian country house in North Yorkshire. Not only was the price attractive at £250,000 but this was an opportunity for someone to own a slice of English heritage and enjoy the perks of being ‘Lord and Lady’ of the manor – without the high overheads.” Our client Rachel Macpherson, Head of Residential in York at Carter Jonas who listed the property told the Daily Mail that “being in the home is rather like being on the estate used for filming “Downton Abbey.”

If there’s one thing that the team at Elevate PR loves, it’s a topical property story, and Washington House on Basil Street in SW3 was a gift of a story during the US Elections in November this year. Harrods Estates offered to the market a truly presidential living experience for £5,975,000; the entire three-bedroom homes was interior designed to an exceptional standard with many luxurious features, including a full air cooling and warming system, underfloor heating, Lutron lighting, bespoke bedroom wardrobes and polished timber flooring throughout. NIVEDA REALTY EXPANDS STUDENT ACCOMMODATION PORTFOLIO AS   519-BED CALICO SHEFFIELD IS GRANTED PLANNING PERMISSION

It’s been a busy week for our client, Niveda Realty; as a leading real estate asset manager and purpose-built student accommodation (PBSA) specialist, the firm has been granted planning permission for the development of a high-end student accommodation scheme in the heart of Sheffield; to be named Calico Sheffield. This represents the second of the company’s Calico branded sites after Calico Liverpool, which launched in 2019. 

The latest planning consent brings Niveda’s PBSA portfolio and pipeline within the UK to GBP 160m across 1,658 beds and follows the news of the company’s growing footprint in other major UK cities, as bookings for 2021/22 open for luxury student accommodation scheme Bowline Liverpool.  

Calico Sheffield is set to provide accommodation for up to 519 students, with 474 en-suite cluster units and 45 studios, with high-quality facilities and well considered surrounding landscaping. News from the Property Press Awards 2020

If the team at Elevate PR were to be asked what our favourite season is, we would all certainly answer “awards season”.  Despite a tough year, we thoroughly enjoyed celebrating the annual Property Press Awards this week. These particular awards are a staple of the property media calendar and form a roll call of the “great and good” of the Homes pages in the UK press. 

For the first time in its history, the Property Press Awards were held online. However, it was no less uplifting and positive – thanks to its host Phil Spencer and Editor of Property for Media, Henry Hemming.  Across all 15 awards categories, we were pleased to see many of our closest allies  - and many whom we consider to be colleagues and compadres - credited for their knowledge, insight, creativity and powerful prose. 

In a year when the property world has felt like a rollercoaster ride, we have enjoyed working side by side with some of the finest journalists, on what would have been considered unimaginable stories this time last year. From the surge in pent-up demand after Lockdown 1 in some of the UK’s golden postcodes, the fresh opportunities for first time buyers being gifted a hefty discount on stamp duty and the dreams of escapism to a rural retreat, we work hand-in-glove with many of the award winners to give their readers informed and and illuminating news from our clients.  Added to this, there’s been the almost-daily changing fortunes of the economy reacting to a highly volatile news agenda. So it stands to reason that taking a moment to reflect on the year and the efforts made by our industry’s best talent, is a worthwhile endeavour.  

For Elevate PR personally, we were especially pleased to sponsor the prestigious category of Property Freelance Journalist of the Year. The worthy winner was Ruth Bloomfield whom the team at Elevate PR regularly collaborates with for a number of publications such as the Telegraph, Luxury London, the Evening Standard Homes & Property, The London Magazine and the Financial Times. 

The biggest individual winner on the night was Hugh Graham who scooped three awards this year. Hugh took the top spot for Property Journalist of the Year 2020, as well as International Property Journalist of the Year and Lifestyle and Interiors Journalist of the Year. We work regularly with Hugh who is known for his topical features. Whether writing about Belgravia in London, off the back of a new TV drama or the falling cost of renting in Manhattan, Hugh is always keen to get expert opinion, supported by compelling and often exclusive data. It continued to be a strong night for the News International editorial team, with Melissa York winning  both Property Staff Journalist of the Year and Property Columnist of the Year. At the start of 2020, The Times and Sunday Times editorial team merged into one team, but they have clearly found their groove, reflected by the five awards their team won collectively. The team at News International continue to set a high bar, often only using exclusive stories and images, making it ones of the most respected UK national media titles. 

We were equally delighted to see Melissa Lawford of the Telegraph win Newcomer of the Year. The Elevate PR team particularly enjoy working with Melissa due to her straightforward style, great grasp of a news hook and her creative flair. She’s always on the hunt for a great case study and new data. 

Other accolades of note was the category of Property Supplement of the Year, won by Evening Standard Homes & Property. It’s editor Prudence Ivey said: “2020 has been a gruesome year but this award is a real bright spot. It’s a wonderful recognition of the work of a brilliant team, helmed by my inspirational predecessor Janice Morley.”  And Regional Journalist of the Year went to Lizzie Murphy of the Yorkshire Post, who in her role as Business Editor, demonstrates the ongoing closer merging of editorial content between the Homes pages and the personal finance sections of the media.  

Despite missing the opportunity to get dressed up and share a glass of fizz with friends, it was no less rewarding to appreciate the fast-paced world that the property media inhabits, as a bellwether for so many aspects of our lives.

Excelling in the virtual world: taking Property PR online

It’s safe to say, that almost all of the working population is now familiar with online meetings and virtual events, but making the transition from the real-world to online can bring added challenges. 

 

Back when physical events were an everyday occurrence for us, a number of our clients at Elevate PR were regularly called-upon as exceptional and experienced public speakers, often participating in expert panel events and chairing live debates.  Today, some of our most dynamic clients such as Camilla Dell of Black Brick are pivoting to the online world; developing new skills and techniques to connect via their screens. As a result, we’re sharing our top tips on how to maximise PR opportunities through virtual platforms. 

 

  1. Get technical

We accept that this might sound very basic, but a stable internet connection, a clean camera on your computer and familiarity with the platform that the event is hosted on is key. Keeping track of comments or questions on the live audience board will enable you to adapt and tailor your talk to the interests of the audience. This will make the event feel much more ‘two-way’ rather than being a talking head on a screen. And of course, know when to mute and unmute!

 

  1. Plan, plan and plan

When that red button is flashing on-screen and the event is live, there’s no time for floundering with sheets of paper or pages of notes. Understand exactly why you have been invited to participate in the event and understand your position relative to the other invited speakers. Plan what you want to say and think about how you might respond to specific questions ahead, so that you can speak succinctly and on-point. It’s perfectly reasonable to ask an event host for a technical check before the event and a ‘dummy run’ of the Q&A. 

 

  1. Location, location, location

We all love an impromptu visit from a small person when an online event is live, but aside from these heart-warming moments, a calm and controlled physical location is key. Due to the fact that our clients are highly successful in the property world, it’s always a treat to get a glimpse of their stylish homes, but it’s also important that their audience is focused on what they are saying, so we always suggest avoiding distracting items on book cases or glaring light through a window. 

 

  1. Ask the event host for a recording of the online event 

This means that you can review your performance and constructively refine your style for future online events, but it also means that you can share a link to the event for your social media followers to view it in their own time.

 

  1. Provide specific examples to illuminate your points

In order to keep an audience focused, it’s helpful to offer specific examples which can reinforce a point. Reference recent data or research that has just been published and figure-out your take on it.  Even better than that, speak about your first-hand experiences and anecdotal insights which support your point. Paint a picture using your words to bring to life a property or development, so that your audience is inclined to look it up themselves.

Across the team at Elevate PR, we have amassed nearly 50 years of experience in PR all together, and in that time, it would be fair to say that local PR has often been a ‘hygiene factor’ when designing PR campaigns, “oh yes, and let’s get some local and regional coverage too”. However, I’m proud to say that it has never been a “nice to have” at Elevate PR and we actively counsel clients to think this way too.
